We had record-breaking attendance to preview Park Tower, San Francisco’s newest office building at the epicenter of the Transbay development cluster. SPIRE members and guests received an exclusive tour of the property and heard from four of the people instrumental in bringing the project to life and negotiating the deal with Facebook, who has leased the entire building.

We started on the 40th floor where we heard from our hosts and were stunned by breathtaking views of the city and bay.

Allison Owens and Matt Concannon, vice presidents at Project Management Advisors (PMA), have worked on the Park Tower project since 2015 and provided us with an overview of the development of the design, permitting and construction, in addition to sharing some of the interesting highs and lows of the project.

Ben Kochalski, Principal, JBC West, The John Buck Company, has led the Park Tower team since the beginning and talked about the structuring of the deal and its partnerships in the project.

Kaya Murray, Director of Acquisitions, MetLife, is head asset manager for the project and was very instrumental in the negotiating the lease with Facebook. Kaya couldn't reveal many specifics about the deal but provided us with some insights and entertaining facts.

After hearing from our hosts, we split up into groups to tour the rest of the building. We were fortunate to have some folks from PAE Consulting Engineers join us on the tour who are working on the project and helped answer some of our questions.

Designed by world renowned architectural firms Goettsch Partners and Solomon Cordwell Buenz (SCB), Park Tower rises to a height of 605 feet, has 43 floors of leading-edge, sustainable design, 102 parking spaces and over 750,000 square feet of office and retail space. Facebook employees will enjoy stunning panoramic Bay and City views from 70% of the floors and over 50,000 square feet of outdoor and open space, including 14 sky decks and a ground level park. The focus of all the outdoor space was to create a vertical urban campus with similar amenities and outdoor space that one would find on a typical suburban (horizontal) campus. In addition, the location provides immediate access to all forms of public transportation and additional amenities with the Transbay Transit Center and City Park just across the street.

As we worked our way down the building we took in more of the city and Bay views from some of the sky decks and were treated to a fantastic view of the Transbay Transit Center and City Park. We also viewed the park parcels surrounding the building that were still under construction. Our tour concluded in the gorgeous 3-story open-air lobby to view the massive wall-to-wall art installation.

After the tour, we enjoyed a private reception in the chandelier room at Barcha just a couple blocks away, where the signature cocktails were as tasty as the mediterranean cuisine.

Speaker bios:

Matthew N. Concannon – Vice President, Project Management Advisors (PMA)

Matt Concannon brings 15 years of industry experience in real estate development, entitlements, design, construction, and financial analysis to his role. As a main point of contact for various institutional investors, family offices (Swig/Shorenstein) REITs and developers, he combines his knowledge of the development process with creative problem solving to successfully meet client needs. Matt has delivered large projects ranging from ground up campus developments to complex, urban, high rise assignments. He has also managed numerous tenant improvement, redevelopment and capital improvement projects including office, industrial, retail and multi‐family residential.

Prior to joining PMA, Matt was a project manager for Jones Lang LaSalle (JLL), responsible for project execution and program management on behalf of Bank of America Corp., Union Bank N.A., and Motorola, Inc. Matt was instrumental in managing a myriad of projects at the Union Bank headquarters in San Francisco, California and also renovations and capital improvement programs for Bank of America, one of JLL’s largest Corporate Solutions accounts. Matt gained his knowledge and skills on financial analysis and accounting from his background as a staff accountant and financial analyst for Standard Pacific.

Ben Kochalski – Principal, JBC West, The John Buck Company

Mr. Kochalski joined JBC in 2011 and serves as a Principal, and a member of both Board of Directors and Investment Committee. Based in JBC’s San Francisco office, his primary responsibilities include development and implementation of investment strategy, oversight and coordination of the West Coast investment activities. In addition, Mr. Kochalski is responsible for joint venture structuring and the origination of new investment opportunities.

Prior to joining The John Buck Company, Ben worked for InSite Real Estate, LLC as a Director. While at InSite, his primary focus consisted of acquisitions, development management, and asset management.

Mr. Kochalski earned his Bachelor of Science in Civil Engineering from Ohio State University. He received his M.B.A. from Northwestern University’s J.L. Kellogg Graduate School of Management. He is also an active member of Urban Land Institute (ULI).

Kaya Murray – Director of Acquisitions, MetLife

Kaya Murray is a Director in the San Francisco Regional Office for MetLife’s Real Estate Investments Group. She oversees the acquisition team for the U.S. western region which is responsible for sourcing investments in the Bay Area, Pacific Northwest, Colorado, Nevada and Utah. Ms. Murray joined MetLife in 2014 as an asset manager responsible for the region’s complex assets including ground-up development projects and value-add repositions. Prior to joining MetLife, Ms. Murray was a Director of Asset Management at CBRE Global Investors for their discretionary value-add fund series. Ms. Murray began her career as an Investment Banker at Credit Suisse First Boston. She earned a BA from The University of Pennsylvania and an MBA from the Kellogg School of Management at Northwestern University.

Ms. Murray resides in Oakland with her husband and two children. In addition to family and career, Ms. Murray sits on the board of Aim High, an educational nonprofit that provides summer enrichment programs to underprivileged youth in the greater Bay Area

Allison Owens – Vice President, Project Management Advisors (PMA)

Allison Owens has industry experience in project management, architectural design, and planning for a variety of client types. Her project experience includes luxury high-rise apartment and condominium buildings, mixed-use commercial and office properties as well as various educational facilities and campuses. Allison manages PMA’s South San Francisco office and is responsible for resource planning, office operations and mentoring staff and supporting both their project success and professional growth.

Prior to joining PMA, Allison gained experience as an architectural designer and project manager working on business plans, space optimization and developing strategies to reduce energy consumption. Previously, she worked in the financial industry analyzing real estate transactions, while trading and managing a $15 BN portfolio of real estate backed securities.
